An application screening generally takes 3 business days. While it can take longer on occasion, we will communicate any delays to you. Should we have any questions or need further documentation from you, your prompt response will help us to process your application as quickly as possible. 

Applicants must collectively have verifiable income in the amount not less than 3 times the monthly rental rate. For the purpose of your rent to income ratio we will take into consideration all sources of funds (including the value of any Housing Choice Voucher). A third-party screening service will obtain a credit report to establish your credit history which will be considered in the overall credit worthiness of the application. Rental history may be obtained from past Landlord or Management companies on applicants.

Getting started is simple! Here is a general overview of what to expect:

  • Application fee: $50 per adult
  • Security Deposit: Typically ranges from $250-$500 (due within 48 hours of approval)
  • Administrative Fee: $150 (due on move-in day)
Please keep in mind that these costs are subject to change. Once you are approved and your deposit is received, we will send you a Welcome Letter with your personalized move-in total and the next steps to make your transition smooth and stress free. 
 

Yes. Renter's insurance provides important protections for your personal belongings and peace of mind. Indian River requires each household to maintain a policy with a minimum of $300,000 in personal liability coverage, and lists Indian River Apartments and Townhomes as an Interested Party. For your convenience, we have partnered with ResidentShield, a trusted provider offering affordable coverage that meets all community requirements. Signing up is quick and easy, and policies are automatically shared wit our office - saving you time and ensuring compliance from day one. 

They are! All homes at Indian River are pre-wired for COX Communications, which provides both internet and cable services.

Reserved parking is one of the many conveniences of living at Indian River. Each household enjoys a dedicated parking space located near their building - no permits or decals required. Your reserved space can be used by you or your guests at your discretion. Additional unmarked spaces are available throughout the community on a first-come, first-serve basis, along with street parking. 

Trash service is included in rent. Resident are responsible for electricity and water/sewer. Water/sewer is billed monthly and due with rent. Indian River is an all-electric community. Before moving in, please contact Dominion Energy to establish your electric service. You can do this online at www.dominionenergy.com or by calling 1-866-DOM-HELP (1-866-366-4357). 

Indian River offers both shared and in-home laundry options.

Apartment residents may choose to rent an in-home portable washer/dryer for $45 per month (cost subject to change). Townhome residents may install their own full-sized washer/dryer machines or inquire about rental options for their upstairs laundry room.

Shared laundry room are in every other building and operate through the Sudkick App, which allows residents to check machine availability, start cycles, and make payments directly from their phone. 

Indian River offers a dedicated grilling and patio area behind the Clubhouse, perfect for cookouts, get-togethers, or just enjoying a sunny afternoon with neighbors and friends.

Residents with a private patio or yard can also enjoy charcoal grilling at home. Please remember, per Virginia Beach fire code, grills must be placed at least 10 feet from any building and used on level ground.
